In Dallas in particular the prices and interest rates are about as great as they can be within the parameters of what is going on.  Not being an economist I certainly am not predicting, but more observing the market and thinking now is the time to buy.  These market conditions will be gone and that will diminish the long term benefits of buying right.

Just Under the wire; Convention objectives.

And now, a week before the convention in DC next week, EXIT Realty Metro Dallas has achieved the complete e-marketing makevoer since last year in Nashville. The journey through this past year has been exhilirating (not all of that is good, shhh), but we achieved one of the pivital goals we had set for ourselves last year in Nashville and dedicated to each other in January of 2008.  Out of that has come a development of several websites building our library of useful content, and our ongoing analysis of how the homeowner can do better.

The change to internet marketing of properties to people is redefining how you  build relationship.  See, in the old days you just met someone, usually through someone you knew, and you developed a rapport with them, and then helped them make a great transaction. That was win-win back then.

Now you have to attract people on the web.  Lead them to lead generation opt-in kiosks, or buy them from someone. Leads are gold, but what is a good lead.  How far can you push for a lead.  How often and in what ways do you build that lead.  What is a reasonable expectation on return rate? Ultimately, how can you take this system and reproduce it across many areas and still have the same effect.
